Moving to Denver: A Local's Guide to Getting Settled

Neighborhoods, real cost data, and the honest 2026 migration story — from a Denver mover since 1900.
Written by Nicholas Coleman, Director of Marketing, Johnson Storage & Moving
Elevation Population (city) Median home value Median rent Flat state income Unemployment
5,280 ft ~715,500 / metro ~3.1M $586,700 $1,770/mo tax 4.4% 4.60%

We've been watching people move to Denver since 1900, literally. Johnson Storage & Moving started three miles from where our Centennial headquarters sits today. A lot has changed since then. What hasn't changed is that moving here still comes with the same handful of questions: which neighborhood actually fits how you live, what the altitude and weather are going to throw at you, and what to do with your first free weekend once the boxes are out of the way. This guide answers those questions the way we'd answer them for a neighbor, not a national relocation blog that's never actually sent a crew up a Capitol Hill walk-up in July.

The Real 2026 Denver Migration Story (Not the Postcard Version)

Most "moving to Denver" content will tell you that everyone's moving here. That's no longer quite true, and the fuller picture is more interesting than the postcard version:

−12,100 #1
Colorado's net domestic migration in 2025, negative for the first time since 2004. Denver and Arapahoe counties accounted for nearly 18,000 of that outflow. AND YET Colorado leads the nation in millennial in-migration share; of the people who ARE moving here, millennials make up a larger share than in any other state.

And growth hasn't stopped; it's shifted outward. Douglas County (Highlands Ranch, Castle Rock, Lone Tree) gained over 6,300 residents, and Adams County gained over 5,400, both outpacing Denver County itself. The takeaway: Denver proper isn't the runaway boomtown it was in the early 2020s, but the broader metro, especially the suburbs, is still pulling in career-driven millennials with real momentum behind it.

Cost of Living in Denver, 2026

Housing is the number that matters most. Based on 2026 cost-of-living data for Denver (Census ACS 5-Year estimates, BLS, and Zillow, compiled via CostOfLivingData.com):

Metric Denver vs. National Average
Median home value $586,700 +92%
Median rent $1,770/month +35%
Median household income $91,681/year +23%
Unemployment rate 4.6% Below national (4.8%)
State income tax 4.4% flat
Combined sales tax 7.8%

The housing market itself has cooled from its early-2020s frenzy. Homes are sitting longer, and buyers have real room to negotiate again. But the income premium mostly offsets the housing premium: Denver households earn 23% more than the national median, while home values are 92% higher, which is a real gap, not a wash. Budget accordingly, especially if you're relocating from a lower-cost-of-living market.

Denver Neighborhoods Guide: Finding Where You Fit

Denver is a city of neighborhoods first and a city second. Here's how we'd break it down for someone moving in with no prior context:

Neighborhood Best For Vibe Price Point
LoDo & Union Station Walkability, nightlife, short commute Historic brick warehouses, restored 1881 train hall $$$$
RiNo (River North) Young professionals, creatives Murals, breweries, monthly First Friday Art Walk $$$
Highlands & LoHi Skyline views, walkable to downtown Rooftop bars, pedestrian bridge to Union Station $$$$
Five Points Music, arts, central location Historic jazz district blending into RiNo $$$
Capitol Hill Character, architecture, affordability Victorian mansions next to punk clubs, near Cheesman Park $$
Cherry Creek / Cherry Creek North Families and professionals wanting polish Upscale shopping, 300+ retail shops, walkable $$$$$
Wash Park / Stapleton (Central Park) Families, more space, strong schools Quieter, close to the core $$$$
Berkeley Getting in early Up-and-coming arts/shopping district, active streetscape investment $$

If you're settling in one of our other Front Range service areas, Boulder, Longmont, Fort Collins, or Colorado Springs, those markets have their own distinct character, and we've got dedicated guides for each.

Moving to the Mountains, Not Just Denver

Almost no relocation guide mentions this: if your move involves the mountain corridor, a second home, aging parents in a ski town, or a full relocation to the Western Slope, most Denver movers won't touch it.

A Real Differentiator

Johnson is one of the few moving companies in Colorado that regularly serves mountain communities across the Western Slope in addition to the Front Range. If your move to "Denver" actually means Denver and a property in Breckenridge, Vail, or Steamboat, that's one coordinated move with us, not two separate vendors.

Getting Settled: The Paperwork Nobody Mentions

Colorado doesn't give you much runway, and the deadlines catch a lot of newcomers off guard. Per the Colorado DMV:

  • Driver's license: Transfer your out-of-state license within 30 days of establishing Colorado residency.
  • Vehicle registration: Register within 90 days of establishing residency, regardless of how much time is left on your old plates. Miss it, and late fees accrue at $25/month, up to a maximum of $100.
  • Residency is triggered by: accepting a job in Colorado, starting a business here, or living in the state for 90 consecutive days, whichever happens first.
  • Vehicles from out of state need a VIN verification (Form DR 2698) and proof of Colorado insurance meeting state minimums before registration is final.

What to Do Once You've Moved to Denver

  • Red Rocks Amphitheatre: 15 minutes west of downtown, a natural sandstone amphitheatre as much a geological landmark as a concert venue.
  • Union Station's Great Hall: free to walk through, with restaurants, a cocktail bar, and genuinely beautiful 1881 architecture.
  • 16th Street Mall: the pedestrian corridor through downtown, with a free shuttle running its length.
  • RiNo's self-guided street art walk: over 100 murals; time it to a First Friday if you want the galleries open too.
  • Confluence Park: free river access where Cherry Creek meets the South Platte.
  • Denver Mint Tour: free with a reservation, one of only two places in the country where U.S. coins are made.
  • Catch a Nuggets, Broncos, or Rockies game: Denver shows up for its teams; the Nuggets brought home the city's first NBA Championship in 2023.

Three Things That Catch Colorado Newcomers Off Guard

The weather changes its mind constantly. A warm, sunny afternoon can turn into a genuine snow squall within a couple of hours, even outside of winter. Denver averages around 49 inches of snow annually, most of it outside the deep-winter months people expect. Keep a jacket and real shoes accessible on move-in day, not buried at the bottom of the truck.

The altitude is real. At 5,280 feet, alcohol hits harder, sunburn happens faster, and dehydration sneaks up on people who feel fine right up until they don't. Drink more water than you feel is necessary for the first few weeks.

Move-in logistics in denser buildings take planning. If you're landing in a mid-rise or high-rise, Cherry Creek, LoDo, and parts of Capitol Hill all have them. Most buildings require a reserved freight elevator window and advance notice to management. This is exactly the kind of detail our move coordinators confirm before your move date, not the morning of.

How Johnson Makes the Denver Move Easier

We're not a national call center dispatching whoever's available. Denver is our home market. This is where Johnson Storage & Moving started in 1900, and our Centennial headquarters still anchors the Front Range corridor we serve today, with additional capacity through our sister facility in Boulder and regular service across the Western Slope.

As a United Van Lines agent, every long-distance move out of or into Denver runs through a national network with real-time tracking, while your local move apartment to apartment, house to house, or into full-service or self-storage between the two is handled by the same Denver-based crews who know exactly which Cherry Creek buildings need a freight elevator reservation and which Capitol Hill walk-ups need extra hands on the stairs.

Downsizing into a senior living community? Managing an estate move during a busy season? We've written specifically about navigating a Denver estate move and setting up dual households in Centennial because we've actually done those moves, not just written about them.

What Our Customers Say

K & B Logan ★★★★★

Our move went amazingly. Our driver handled all aspects of packing and unpacking. He personally went out and bought replacement parts to reassemble our bed when they were (temporarily) lost. Above and beyond.

Johnson Storage even arranged the move of my electric car and stored it securely until we arrived a few days after the car did.

I can highly recommend a move with this company.

Frequently Asked Questions

Is Denver still a popular place to move to in 2026?

It's more nuanced than the postcard version. Colorado saw negative net domestic migration in 2025 for the first time since 2004, and Denver County itself experienced a net outflow. But Colorado still leads the nation in millennial in-migration share, and the surrounding suburbs, Douglas and Adams counties especially, are growing faster than the city core.

How much does it cost to live in Denver in 2026?

The median home value is $586,700 (92% above the national median), and the median rent runs $1,770/month (35% above the national median), based on 2026 cost-of-living data. Median household income is $91,681, which is 23% above the national median.

What's the best Denver neighborhood for families?

Wash Park, Stapleton (Central Park), and Cherry Creek North are popular choices for families who want more space and strong schools while staying reasonably close to the city core.

How long do I have to get a Colorado driver's license after moving?

New residents must transfer their out-of-state driver's license within 30 days of establishing Colorado residency and register any vehicles within 90 days, per the Colorado DMV.

Does a Denver mover also handle moves to mountain towns like Breckenridge or Vail?

Most don't. Johnson Storage & Moving is one of the few Colorado movers that regularly services mountain communities across the Western Slope in addition to the Front Range, so a move involving both a Denver home and a mountain property can be coordinated as one job.

Does Johnson Storage & Moving handle both local and long-distance moves in Denver?

Yes, local moves throughout the Front Range, long-distance and interstate moves as a United Van Lines agent, and short- or long-term storage in between.
